Punta Prima sits right on the boundary between Torrevieja and Orihuela, straddling the N-332, and it is dominated by apartment blocks rather than villas. Señorío de Punta Prima alone covers Panorama Park, La Entrada, El Parque and La Recoleta, and newer developments have been going up steadily since the 2010s. Alongside those sit the older, smaller urbanisations — La Florida, Los Almendros, Urb Ceñuela.
Apartments change the job in three ways. There is usually less carpet and more rug, so the work concentrates on rugs, sofas and mattresses rather than fitted flooring. There is less ventilation, so drying takes marginally longer and we plan around it. And a much higher share of properties are let out or left empty for months, which is where the real damage comes from.
The Punta Prima beach is a blue-flag beach a short walk from most of these blocks, which is excellent for quality of life and terrible for soft furnishings. Sand in a ground-floor Punta Prima apartment is relentless.
This is the most common reason a Punta Prima owner calls us, and almost nobody diagnoses it correctly on their own.
You arrive at the apartment after five or six months away. There is a smell — not strong, but stale and slightly sour. You open every window, run the air conditioning, put a plug-in air freshener in the hall. It fades while you are there and comes straight back next visit.
The smell is coming out of the mattresses and the sofa cushions. Coastal Alicante runs high ambient humidity, the salt in the air holds moisture, and a property with the shutters down and no air movement lets that moisture sit in the filling for months. Microbial growth follows. What you are smelling is the by-product, and it is inside the foam, not on the surface, which is why ventilation and air freshener do nothing.
Hot-water extraction and steam pulls the moisture and the organic load out of the filling. One treatment usually resolves it completely. If you own an apartment you leave empty, doing the mattresses and sofa once when you arrive is the highest-value thing on this entire price list.
Punta Prima has a very high proportion of absent owners, so key-holder working is standard for us rather than a favour.
We collect keys from your key holder, property manager or a neighbour. We photograph on arrival, do the work, photograph on completion, send the images to you on WhatsApp and return the keys. You pay by bank transfer afterwards, once you have seen the photos. You do not need to be in Spain and you do not need to pay anything up front.
If you are flying in, the ideal booking is two to three days before you land. Everything is dry, aired and finished by the time you open the door.

Rugs and carpets up to 4 square metres are 45 euros, larger ones 9 euros per square metre. Sofas start at 55 euros and mattresses at 40. Minimum booking 45 euros, travel free.
