Cabo Roig splits cleanly into two markets, and they have almost nothing in common beyond the postcode.
On the seaward side you have the apartments and penthouses along the clifftop and above the strip — compact, heavily let, and taking the full force of the salt air. Salt is hygroscopic: it pulls moisture out of the atmosphere, which is why fabric in a seafront apartment feels faintly damp even in a dry month, and why balcony furniture and window tracks here corrode and stain far faster than the same items half a kilometre inland. Sofas and mattresses in these properties hold moisture, and that is where the musty smell comes from when a flat is shut up.
Inland, in Lomas de Cabo Roig and towards Los Dolses, you have detached villas on larger plots, mostly permanent residents, multiple bathrooms and a lot more floor area. These are bigger jobs — whole-house deep cleans, several mattresses at once, terrace and outdoor furniture work — and they are usually booked as a scheduled annual or twice-yearly clean rather than a reaction to a problem.
The Cabo Roig strip is one of the busiest nightlife stretches on the Orihuela Costa, and properties within walking distance of it let extremely well. They also take a beating. Sand walked back from the beach and dust from the road are constant, but the specific issue with strip-adjacent lets is spillage: drinks on carpets and upholstery at two in the morning, dealt with the next day by a guest with a wet cloth, which sets the stain rather than removing it.
Red wine, cola and fruit-based cocktails all contain tannins or dyes that bond to fibre. Left through the rest of a letting season they oxidise and become permanent. If you let a property near the strip, an end-of-season upholstery and carpet clean is not an indulgence, it is what keeps you from replacing a sofa every three years.
A very large share of Cabo Roig property is owned by people living elsewhere, so we treat absent-owner working as the default rather than the exception.
We collect keys from your key holder, property manager, agent or a trusted neighbour. We photograph on arrival and on completion, send the images to you on WhatsApp, lock up and return the keys. You settle by bank transfer afterwards. You never need to be in Spain and you never need to give anyone a bank detail in advance.

Salt in the air absorbs moisture, so soft furnishings in a seafront property hold more water than the same items inland. Once a flat is shut up with the shutters down, that moisture has nowhere to go and the fabrics develop a musty smell. Hot-water extraction removes it properly, which airing does not.
A three-bedroom villa deep clean starts at 195 euros, which is typically seven to eight hours with two cleaners. Larger villas are quoted individually. Mattresses and sofas are priced separately and get 10 per cent off when booked on the same visit.
