La Zenia has the highest concentration of short-term holiday lets anywhere on the southern Costa Blanca. Zenia Boulevard, the beach at Cala Cerrada and the N-332 access make it the first place most visitors book, which means a very large share of the apartments and townhouses here turn over every seven to ten days through the summer.
High turnover changes what a property needs. A home lived in by one family gets dirty slowly and predictably. A rental gets thirty different sets of feet, suncream, wine, sand and sun oil through it in a season, and the damage concentrates in three places: the sofa, the mattresses and whatever carpet or rug sits by the door.
Suncream is the one owners underestimate. Modern high-factor creams contain titanium dioxide and oils that bond to fabric fibres and oxidise into a yellow-brown mark that darkens over weeks. Ordinary spot cleaning spreads it. It comes out with hot-water extraction and the right pre-treatment, but the longer it sits the harder it gets, which is why we recommend rental owners book upholstery cleaning at the end of each season rather than waiting until it looks bad.
We run changeovers for owners and managers across La Zenia on a fixed price: €75 for a two-bed apartment, €105 for a three-bed with terrace. That covers the full clean, linen and towel change, a restock check on consumables, and a set of photographs sent to you on WhatsApp when we lock up.
The photo report matters more than people expect. It is your proof of condition if a guest later claims damage, and it is your evidence for a deposit dispute. It also means you can see the property was actually done, which is the main thing that goes wrong with cheap changeover cleaning here.

Most La Zenia apartment blocks have underground or gated parking, and most community rules prohibit washing a car in the communal area because of drainage. Our van is self-contained — it carries its own water and power — so we can valet a car in a garage space or on a driveway without a tap, a hose or a plug socket, and without water running across the communal floor.
Two La Zenia-specific problems come up constantly. The first is salt film: cars parked within a few hundred metres of the sea build a dull, faintly sticky layer of salt that ordinary washing smears rather than removes. The second is hard-water spotting — the mains water here is very hard, so anyone washing a car in the sun and letting it air dry ends up with white mineral rings baked into the clearcoat. We wash with treated water and dry by hand for exactly that reason.

Usually, if they are treated. Suncream oxidises into the fibre and gets harder to shift the longer it sits, so a mark from last August is more work than one from last week. We pre-treat and then use hot-water extraction. We will tell you honestly on arrival if a mark has permanently altered the fabric colour.
