House dust mites need warmth and relative humidity above roughly 50 per cent. Coastal Alicante supplies both for most of the year, and a mattress is the ideal habitat: warm, humid, and supplied nightly with the skin cells the mites feed on. Populations here run considerably higher than in a centrally-heated northern European house, where the winter heating season periodically dries them out.
What triggers allergic reaction is not the mite but the protein in its waste, which becomes airborne when the bed is disturbed. If you or someone in the household has developed a morning cough, blocked nose, itchy eyes or worsening asthma since moving out here — and this is extremely common, and usually blamed on pollen or the air conditioning — the mattress is the first thing worth ruling out.
Steam at commercial temperature kills mites outright and denatures the allergen proteins in the accumulated waste. Vacuuming, mattress protectors and sprays do not do this. It is the single most direct intervention available.
This is the other half of the job, and it is specific to how people live here.
A property shut up from October to April, shutters down and no ventilation, in a coastal climate with salt-laden humid air. The mattress absorbs moisture from the atmosphere over months and never dries out. Microbial growth follows. In the worst cases there is visible dark spotting on the underside of the mattress, which owners discover when they finally turn it.
The smell that greets you when you open up the apartment is coming from this. It is inside the filling, not on the ticking, and it does not resolve with open windows, air freshener or a new mattress protector. People replace mattresses over this problem when a single treatment would have fixed it.
Hot-water extraction and steam pulls the moisture and the organic load out of the core. Allow six to eight hours drying before the bed is made up — we normally do mattresses first thing so they are ready by evening.
